Will I need planning permission?

If your property benefits from permitted development rights, you can proceed with a Rear Dormer loft conversion under a Certificate of Lawfulness. This certificate allows work to begin without waiting for formal approval, provided it adheres to council guidelines.

However, without permitted development rights, planning permission is required, and work cannot commence until approval is granted. Upon validation of the planning application by the council, a decision is typically issued within eight weeks.
